Looks like a great place.  I did notice, however, that not all rooms have A/C.  If this is important to you, you might want to verify this with the owners.  Some surprises are adventures, some are not.

a well ventilated room -- as in windows on the east and west sides and also without large windows or doors facing south -- will be quite comfortable in February.  This is particularly true is you have fans.

 

If this accommodation doesn't have AC, it would be good to ask about ceiling fans in the room and their location (for example, over the bed is always good).  Also ask the location of windows and doors -- east and west windows catch the trade winds and the higher up you are the better for that.  South facing rooms get hot as hell.AC is a must in these cases.

 

February is quite often chilly enough here that long timers like me wear shawls and wooly socks for sometimes half the month.  But if you aren't acclimated to the tropics, February will just feel amazingly pleasant and mildly warm to you.  it can get down to 69 at night here in February.

 

The humidity is what gets you, however, and why many people prefer AC at night at the very least.

Apparently he is an architect and designed all the rooms so they have free air flow. He said also that all rooms (now) have air conditioning - for $5 more if we really needed it.

Sounds and looks like a great place.  You should encourage him to have his website text updated to avoid misunderstandings.  I would have assumed that the rooms that did not specifically mention A/C did not have any.

Look up Los Alcatraces Cozumel. Their rates during that time are $59 and includes: Breakfast, Electricity, Maid Service, Filtered Water, Wifi Internet, Cable TV, Pool, Refrigerator, Air Conditioning, and a Dive Gear Wash Tank. They are ranked #3 on TripAdvisor under B&B's.

Stayed at Suites Colonial many times and the place is great. 1/2 block to square and the breakfast at Casa Mex. Is a really nice buffet also.
